Booking Terms & Guidelines

Reservation and Rates

To reserve Villa Saru
  • Check availability on the website
  • Complete the enquiry form, including all relevant contact details
  • Alternatively, send an email to Villa Manager tish@villasaru.com
  • Bookings are on a ‘first come, first served’ basis.
Minimum stay: 2 nights, except:
  • 3 nights during High Season
  • 5 nights for Chinese New Year, Easter and Jewish New Year
  • 5 nights for Christmas and New Year
Availability Confirmation

If you enquire via the website, we will email to confirm villa availability and associated rates. After confirming these, an invoice will be sent. We reserve the right to decline bookings without explanation.

Fee Exclusions:

All fees for the villa rental are included in the stated price, including service charge and applicable VAT.

Exclusions include:
  • Food (except breakfast)
  • Drinks
  • Grocery transport
  • Tips
  • Car rental
  • Personal expenses
  • Third-party services like laundry, chef services and massages
  • Excessive cleaning or breakage replacements. Fair wear and tear accepted.
  • Excessive use of air conditioning (fair use included). Excess is charged at 8THB per unit).
Booking Conditions
  • Initial Deposit: 50% of the rental to confirm booking.
  • Rates may change before pre-confirmation.
  • Unpaid reservations within 5 days may be cancelled.
  • Upon payment, you’ll get a deposit receipt and pre-confirmation. 
Full Payment
  • Due 30 days before check-in.
  • After payment, you’ll receive a full booking confirmation with additional villa details.
  • Notify us ASAP for any changes after confirmation
Cancellation and Changes by Guests
  • Notify us in writing (email) for cancellations.
  • Charges:
    • 30+ days before: Payments credited for 9 months.
    • Within 30 days: All payments forfeited.
  • Changes may incur cancellation charges.
  • Early departures and no-shows are non-refundable.
Changes by Villa Saru

We’ll inform you of any changes ASAP. If we can’t provide the booked villa due to unforeseen reasons, we’ll either find an alternative or offer a full refund.

Amendments to Booking Guest Number Changes
  • Standard villa occupancy: up to 8 guests.
  • Notify us in writing for guest number changes.
  • Additional guests: €50 per night.
Check-in/Check-out Time Changes
  • Check-in is from 2pm onwards on the day of arrival.
  • Checkout is 11am on the day of departure.
  • Early/Late check-ins/outs may be possible if no other bookings conflict. Please provide as much notice as possible.
Security Deposit

A security deposit of 15,000THB in cash is required during check-in. This amount will be returned in full as you check out after full inspections to ensure no breakages or damages.
